The procedure for purchasing property in Greece, subject to the general European rules, but requires the involvement of professional consultants, architects and civil engineers from the large number of local restrictions and special rules. Procedures for the acquisition of real estate: selecting a property, sufficient to activate the process to appoint an authorized agent, having issued to him the proper authorization, and provide a consistent seller deposit (paid or guaranteed). The procedure for processing the transaction usually takes 4 to 6 weeks (depending on the degree of preparedness of documents for the seller).
General requirements of Greek law:
• a contract of sale of Greek property must be certified by a notary public;
• Before the transaction the buyer must obtain a tax registration number in the local tax authorities;
• Before the transaction the buyer must pay tax on the transfer of real property and the notary confirmation of payment;
• to complete the transaction the parties must submit all necessary documents and a notary public to sign a contract in his presence;
• a contract drawn up by the notary only in Greek and must be verbally translated word for word at its conclusion;
• The conclusion of the contract at the notary can be done by the parties themselves or by representatives by proxy, issued and drawn up in accordance with the European rules;
• procedure completes registration of the new title of real estate in the state register of mortgage lending or in the public land registry.
Additional costs Total costs are usually limited to 10-12%, depending on the valuation of property by the tax authorities to calculate all official payments.
These expenses, in accordance with the current Greek law, include the following mandatory payments buyer, calculated as a percentage of the value of the contract:
• Lawyer: 1% for the contract to 45 thousand euro and 0,5% in excess of 45 thousandeuro;
• Notary Public: 1,5%, excluding charges for checking the title in the register;
• tax on property sales: 7-11%, depending on conditions;
• registration fee: 0.5%

Annual property taxes depends on the evaluation of the property tax authorities:
If the assessed value of property less than 243 000 euro, then the object is not taxed
If the estimated project cost above 243,000 euros to 50,000 euros, for example: between 293 000 euros, the estate tax is equal to 3% from 50 000 euros, 1500 euros per year
If the estimated project cost above 243,000 euros to 100,000 euros, for example, is 343,000 euro then the annual tax would be:
(4% of 100 000evro) = 4000 euros.
Estimated value of property by the tax authorities does not exceed
50% of commercial value. Sometimes commercial real estate 2 and 3 times higher than the appraised value.
Water supply:
Provision of water - 26 euros per year.
The cost of water depends on the amount spent per year cubic meters:
120 m3 - 50 cents per 1m3
120-240 - 75 cents per 1m3
240 and above - 1.20 cents per 1m3
Cost of ownership (house area -200 sqm, garden area - 500 sq ft) - up to 400 euros per year.
The question of supply and payment of water can be solved radically by drilling artesian wells. Cost of the work is about 8.000 euros.
Electricity:
Expenditures for electricity is determined by:
- Total area of the house
- The amount of taxes (varies by region)
- The amount of consumed electricity.
Example: The home of 200 sq ft charge is 40 euros per month, plus 0.07 euros per 1kW of electricity consumed.
Phone:
For availability of telephone lines per month to pay 10 euros. This amount is added to the sum of the specific account for telephone calls to the following tariff rates for 1 min:
